For businesses that have a loading area, for example, or a section of pavement that sees heavy traffic, a special asphalt mix can help the lot last longer. Before we begin a project, we evaluate the area. We test the soil to see if it is an adequate foundation and to make sure it will support the asphalt laid there long-term. Then, if we know the frequent traffic in that area, we combine the knowledge of the foundation and the need for a harder finish. Our asphalt experts mix a specially formulated bituminous that uses different oils and aggregates to create a harder, more durable finish. Overall, they get a pavement job customized to their needs.

Then, when our commercial paving clients join our maintenance program, they get a specialized team that helps maintain their pavement. Every spring, one of our paving experts will come out to the lot for an evaluation. If there are areas that need repair, we let our client know what we recommend. If there are no issues, then we schedule another evaluation for the next year to keep ahead of the deterioration. Typically, we see these kinds of maintenance issues:

  • 1 to 3 year lots: Crackseal and maybe sealcoat. Note if sealcoat is done a restripe will be required.
  • 3 to 8 year lots: Continue crackseal as needed, repair potholes or break up areas. A sealcoat is many times required during this period to help maintain the integrity of the asphalt.
  • 8 to 12 year lots: Based on the condition of the asphalt, you may be able to continue repairing the break up areas and doing cracksealing. With a parking lot of this age, you should start budgeting for a more extensive and long term repairs and replacement.
  • 12 to 15 year lot: In most cases this is the life expectancy of asphalt in Minnesota. Options you may want to consider include: asphalt overlay, or asphalt reclaim and replacement.
